The project transforms two early 20th-century factory buildings, originally constructed in 1910 in western New Jersey, into contemporary loft apartments. The aim was to maximize the existing spatial volume while preserving the industrial character of the site.
The first building, with its brick shell and high ceilings, was restructured with new mezzanine floors, allowing for more flexible and independent apartment layouts. The second, built in the 1950s with a reinforced concrete frame, was adapted to meet modern residential standards while maintaining the expressive rhythm of its structural grid.
New insertions — stair cores, balconies, and technical systems — are treated as clearly articulated elements that mediate between the old and the new. The project combines spacious living with compact urban living, preserving the identity of the industrial landscape and introducing a new rhythm of contemporary domestic life.
